I don't work in IT. I don't have an electrical engineering background. I'm an office administrator for a 150-person company, managing roughly $400,000 in annual spend across 35 vendors. In 2024, our VP asked me to evaluate EV charging and battery storage for the building. I remember typing 'what is a Tesla Powerwall' into a search tab at 11pm, not even sure if we should be looking at Tesla, BYD, or somebody else entirely. That was the start of a very long learning curve.

This article is the checklist I wish I had back then. Five steps, in the order that makes sense, plus a few mistakes I'm still paying for. If you're the person who got handed this project without an engineering title, this one's for you.

Step 1: Define the Need First

The first thing I learned: don't start with hardware comparisons. Start with the job the system has to do.

Ask three questions:

  • Who is going to use this? Employees, fleet vehicles, and visitors have different needs. Employees want reliability. Fleet needs speed. Visitors just want something that works with an app.
  • What are we powering? EV chargers only, or also battery storage and backup?
  • What's the daily cycle? A solar generator LiFePO4 backup unit that rarely gets cycled is a different purchase than a storage system that charges and discharges twice a day.

I initially wanted to buy a solar generator LiFePO4 because it sounded like the modern thing to do. But our real problem was employee EV charging, not blackouts. Different solution entirely.

Step 2: Check Your Building's Power Limits First

Nobody mentions this in the product brochure.

You can bring in the latest BYD battery storage system, the most efficient charger on the market, and a beautifully engineered setup—but if your building's transformer and electrical panel are at capacity, none of it turns on.

Get a licensed electrician or building engineer to give you the basics before you talk to any vendor:

  • Available amperage and panel capacity
  • Whether there's room for a sub-panel
  • Distance from the panel to the parking area—longer runs cost more

I didn't do this on our first project. We ordered hardware, scheduled installation, and the electrician took one look at our main distribution panel and said it couldn't accept another breaker. Ouch. The upgrade took six weeks and added five figures to the project cost. I still kick myself for that one.

Step 3: Compare Battery Chemistry, Not Just Brand Names

Once you know your electrical limits, you can talk batteries. This is where industry jargon becomes the biggest risk.

The main distinction you need to understand is LFP vs NMC:

  • LFP (lithium iron phosphate): Safer under heat, longer cycle life, lower energy density. This is what BYD's new battery tech is built on. Their blade battery is an LFP design that made a big splash in the EV world and is now showing up in stationary storage products too.
  • NMC (nickel manganese cobalt): Higher energy density, more compact, but generally shorter cycle life and more sensitive to temperature.

For a commercial facility, I'd argue LFP often makes more sense. The space savings from NMC rarely matter when the system is bolted to a wall in the electric room. What matters more is how many cycles the battery can handle and whether it can cope with the heat of a closed room in summer.

And to answer the question that started my own research: the Tesla Powerwall is a respectable lithium-ion product that's done well in the residential market. For commercial installation, the same evaluation rules apply—check cycle life, total cost, and deployment footprint. Don't buy a brand. Buy a cost model.

Step 4: Draw Your Own EV Charging Station Map

I'm not talking about the big public map from the internet—although that's useful too. A public EV charging station map will tell you what's already around your site. That matters for scoping. But the map you need to draw is your own parking lot.

Here's the step most people skip: lay out the charging spots based on the car, not the building.

  • Mark where cars actually park, not where you'd like them to.
  • Check where the charging port is on the vehicles you're serving.
  • Leave space for wheel stops or bollards so drivers don't hit the charger.
  • Measure cable reach. The BYD Tang EV charger, for example, is a solid piece of hardware, but if the cable doesn't reach the vehicle's port from your planned wall location, you've installed a very expensive decoration.

We installed one charger near the front entrance because it looked convenient. A light pole now blocks the third parking spot, and every week someone struggles with it. We're moving it this year. Nobody budgets for that.

Step 5: Model Total Cost, Not Unit Price

In purchasing, I've learned one thing the hard way: the lowest quote is rarely the lowest total cost.

A realistic cost model for EV charging and storage includes:

  • Hardware
  • Installation and electrical work
  • Permits and inspections
  • Network or software fees for smart chargers
  • Maintenance, and eventually battery replacement

Batteries don't live forever. Even a good LFP system has a finite cycle life. If you're cycling daily, the cheaper option with lower cycle life can cost you far more down the road. Run the numbers over 5–7 years, not just the invoice.

That difference has saved us from bad purchases more than once. Take it from somebody who once compared only the price per charger and forgot to ask about the network fees.

Before You Sign: What I'd Check

Verify certifications in writing. In the US, commercial energy storage installations typically involve UL 9540A certification and NFPA 855 compliance. A vendor who gets vague about compliance documentation is a red flag.

Check incentives before you commit, not after. Federal, state, and utility programs can change the economics significantly. They also expire. Check once when evaluating, and again before signing.

Ask about unplanned costs. Network fees, permits, transformer upgrades, training for maintenance staff—these are the line items that blow budgets.

Read the fine print on 'free hardware'. A free charger with a high installation quote isn't free. The total cost matters more than any single line item.

That's the checklist. It's not glamorous. But it's the one I wish I'd found in 2024.
